Description	An active facility designed to care for clients' horses.
Additional Information	- The owner may house up to 5 personal horses (counted within the 30 property cap).
	- May offer "casual" training for boarders, but this should not be the main focus. Refer to a training facility for consistent training services.
	- Must provide at least two boarding services (e.g., pasture board, stall board, full board).
Brand	Not eligible for a brand.
Animal Cap	No increased personal cap — may house up to 30 horses total on the property.
Personal Area	Yes – May contain a small discreet personal area (e.g., house).
Permitted Animals	SWEM Horses.
Additional Mobs	Up to 5 animals from the "Pet" category.

Requirement	Guideline
Stalls & Pastures	Follow basic guidelines for stalls and pastures.
Animal Housing	Provide adequate housing for all animals.
Barns	Minimum 2 barns (1 recommended for stallions).
Pastures	Minimum 2 pastures.
Arenas	Minimum 2 arenas.
Roundpen	Minimum 1 roundpen (12x12).
Storage	Must provide dedicated storage for boarders; this can be outside of stalls or in a private area.
Facility Office	Property must have an office with facility information — the office must be a separate building from any animal housing.
Property Completion	Property must be structurally complete and presentable before an application is submitted. This includes main structures, pathing, major decoration, etc. We reserve the right to decline your property if we do not believe there has been sufficient effort or if it is not finished.
